Key Accountabilities 1) Land Issues & Resolutions Execute short, medium and long term action plan to resolve land issues either they are land banks or existing station’s land by not limited to monetizing the land bank to protect PDB's business interest; and achieve optimal return on investment with minimal disruption to station’s operations. 2) PDB’S Lease Land Identify, analyze and recommend action plans with regards to the existing PDB's lease lands which were acquired through lease, charge, tenancy from state/individual/corporate landowner. Propose recommendation to management for lease extension and negotiate on the new premium; or acquiring adjacent land to improve existing stations performance. 3) Station Concept Analyze and recommend changes of station concept from CODO (Company Owned Dealer Operate) to DODO (Dealer Owned Dealer Operate) by taking into consideration the commercially viability and other relevant perimeters to achieve maximum return on PDB's investment as well as to protect PDB’s interest and ensure continuity of PDB's business. 4) Government’s Required Processes or Compulsory Acquisition Manage and resolve issues with authority on PDB's applications for subdivision/ amalgamation/ surrender/ conversion of station lands (including Malay Reserve compliances) to ensure its coherent to authorities requirements thus expediting the approval and protecting PDB's interest; and manage and evaluate the impact of government compulsory acquisition of lands to PDB stations, propose best option to management and negotiate with the authority to adopt PDB's proposal in order to protect PDB's investment and interest. 5) Government’s Rules & Regulation Related to PDB’s Lands Keep abreast with changes in land codes, state regulations government policies etc. and advice management accordingly to ensure that any decision related to network acquisition is in line with the changes and at PDB's best interest.
