About the Role We are seeking a dedicated, commercially astute, and proactive Property Manager to join our VIC Residential Property Management team based at our St Kilda Road, Melbourne office – relocating to Melbourne CBD in early 2027. Reporting directly to the State Property Manager , you will be responsible for managing the day-to-day operations of our VIC residential portfolio. In this role, you will champion customer service excellence for our rental providers and renters, coordinate end-to-end leasing activities, and actively drive portfolio growth in line with Properties Under Management targets. Operating with autonomy and backed by established property management systems, you will build trusted relationships with asset owners, coordinate maintenance contractors, manage lease compliance, and maintain the long-term value and reputation of our residential communities. How you’ll make an impact Portfolio Operations & Growth: Drive day-to-day management across our VIC residential portfolio, actively converting database leads and nominated channels to grow Properties Under Management in line with strategic targets. Leasing & Tenancy Management: Manage end-to-end leasing workflows, conducting regular property inspections, negotiating rent reviews and lease renewals, executing tenancy documentation, and securing high-calibre tenants in any market conditions. Asset Care & Contractor Coordination: Oversee maintenance operations by scoping repairs, calling competitive tenders, engaging service providers, and supervising preventative maintenance programs to maintain premium asset presentation and cost efficiency. Reporting & Compliance: Prepare monthly narrative reports tracking arrears, vacancy rates, defects, and contractor performance. Confidently represent the business at Victorian Civil and Administrative Tribunal (VCAT) residential hearings when required. Stakeholder Collaboration: Establish strong, consultative relationships with rental providers, renters, internal sales and marketing teams, and project stakeholders to deliver exceptional service and uphold Frasers Property's brand standards. What you’ll bring We are looking for someone who is collaborative, respectful, progressive, and real. You will also bring: Experience: 3+ years of dedicated experience in residential property management within the Victorian market. Licensing & Qualifications: A current Victorian Real Estate Agent's Licence or Agent's Representative Certificate of Registration. A valid Australian driver’s licence and reliable vehicle are essential for conducting regular portfolio inspections. Systems Proficiency: Demonstrated working knowledge of residential property management software (experience with Property Tree is highly regarded) alongside strong MS Excel and reporting capabilities. Tribunal & Legislative Expertise: Solid understanding of the VIC Residential Tenancies Act, with demonstrated experience preparing for and attending Victorian Civil and Administrative Tribunal (VCAT) hearings. Contractor & Budget Management: Sound financial literacy with proven ability to evaluate contractor performance, manage maintenance budgets, and negotiate effectively with suppliers and tenants.
