Technician

Objectives: Perform preventive and corrective maintenance, troubleshooting, and servicing of mall building systems to ensure operational efficiency and safety. Respond promptly to tenant enquiries, complaints, and service requests related to building and M&E matters, ensuring timely and professional resolution. Provide technical expertise and support to the CMO team on building and M&E requirements as needed. Job Duties: Perform preventive and corrective maintenance on building systems, including HVAC, electrical, sanitary, plumbing, building automation, fire protection, and carpark systems. Conduct regular inspections of mall facilities to identify potential issues and ensure compliance with safety and operational standards. Document deficiencies and take corrective actions promptly. Diagnose and troubleshoot mechanical, electrical, and plumbing issues. Provide effective solutions and carry out necessary repairs promptly to minimize downtime and ensure operational efficiency. Respond promptly to tenant enquiries, complaints, and service requests related to building and M&E matters. Comply with all safety regulations and procedures during maintenance and repair activities, ensuring that work areas are always kept clean and safe. Coordinate with external vendors and contractors for specialized repair and maintenance tasks, supervising their work to ensure adherence to specifications, safety standards, and quality requirements. Monitor and report progress on rectification works, escalating issues to management as needed. Update maintenance logs and monitor spare parts inventory. Provide technical expertise and support to the CMO team on building and M&E requirements, including preparation of promotion spaces and provisions for pop-up or temporary stores. Support energy-saving initiatives and monitor utility consumption for operational efficiency. Participate in emergency response procedures, including handing power outages, fire drills, system shutdowns, and other urgent situations. Support a customer centric culture and strive for operational excellence for self and within the team. Perform related duties as assigned by your manager. Requirements: Education Nitec or Higher Nitec in Electrical / Mechanical / Facility Technology / Facility Management. Relevant WSQ certifications preferred. Experience Minimum 1–2 years of experience in Facilities Management, Building Services, or M&E Operations in a commercial building or shopping mall environment. Hands-on experience in conducting inspections, basic repairs, and routine servicing of building systems. Skills Basic knowledge of HVAC (Heating, Ventilation, and Air Conditioning) systems, electrical circuits, plumbing layouts. Knowledge of air-conditioning and sanitary systems will be an added advantage. Able to read technical drawings and equipment manuals. Able to use Building Management Systems (BMS) and Energy Management Systems (EMS). Basic computer literacy (MS Word, Excel) for reporting and logging maintenance work. Good communication skills for interaction with tenants, vendors, and internal teams. Attributes Strong sense of responsibility and commitment to safety practices. Able to work independently and as part of a team. Willing and able to work on rotating shifts, weekends, and public holidays. Must be physically fit and able to work at heights.
